Trinity Homebuilders & Homewood Corp. $1.2 Million Settlement

Homeowners in parts of Ohio may be eligible for cash payments of up to $25,000 through a $1.2 million class action settlement involving Trinity Homebuilders LLC and Homewood Corp.

 

The settlement is now open for claims, and the deadline to act is February 16, 2026. Here’s what to know — and how to decide your next step.

Why is there a lawsuit?

Class action lawsuits were filed against Trinity Homebuilders LLC and Homewood Corp. alleging that the companies built homes with underventilated attics.

 

According to the lawsuits:

  • Poor attic ventilation caused or contributed to property damage

  • The construction issues allegedly violated contracts, home construction laws, and standards of care

 

Both companies denied all allegations and liability, but agreed to a settlement to avoid the cost, time, and uncertainty of continued litigation.

 

As part of the settlement, the companies will pay $1,200,000 into a fund for eligible homeowners.

Who qualifies?

The settlement covers two separate homeowner groups, depending on the builder.

 

Trinity Homebuilders Class Members

You may qualify if:

  • You currently own a home built and sold by Trinity

  • The home was built between January 1, 2009 and March 7, 2018

  • The home is located in Franklin, Licking, Delaware, Fairfield, or Union County, Ohio

  • Trinity did not acquire the home through its buy-back program

 

Homewood Corp. Class Members

You may qualify if:

  • You currently own a home built by Homewood

  • The home was built between January 1, 1999 and March 7, 2018

  • The home is located in Franklin, Licking, Delaware, Fairfield, or Union County, Ohio

  • The home’s original roof has not been replaced

  • The home was not acquired through foreclosure

  • Homewood did not acquire the home through its buy-back program

 

Additional eligibility notes

  • Estates of deceased homeowners may qualify with probate approval

  • Sellers must notify the administrator of the new owner and closing date

  • Residents who are not owners should forward notices to the homeowner

 

Receiving a notice means the administrator believes you may own a qualifying home, but eligibility still depends on meeting the criteria above.

 

How much can people get?

  • Total settlement fund: $1,200,000

  • Payments are made as pro rata shares

  • Maximum payment per home: $25,000

 

Your actual payment depends on:

  • The number of valid claims submitted

  • Settlement deductions (fees and costs)

 

Before payments are issued, the fund will cover:

  • Attorneys’ fees (up to $400,000)

  • Attorneys’ costs (up to $30,000)

  • Service awards to class representatives (up to $50,000 total)

  • Administration expenses

 

Any remaining funds after payments (such as uncashed checks) will go to the State of Ohio’s unclaimed funds program.

How to File a Claim

Claims must be submitted online. There is no paper or PDF claim form.

 

What you’ll need:

  • The Notice ID and PIN from your settlement notice

  • Homewood class members must confirm:

    • The original roof has not been replaced

    • The home was not acquired via foreclosure

  • Estate representatives must provide:

    • A death certificate

    • Proof they are the legal beneficiary

 

Payments will be sent by mailed check, valid for 180 days.
