Why this lawsuit exists?
The lawsuit claims that Hunter Warfield Inc. engaged in debt collection and related collection activities against certain Maryland tenants for alleged rent owed during periods when the rental properties allegedly did not have the required rental licenses under Maryland law.
Who qualifies?
You may be included in the settlement if all of the following apply:
- You lived in a residential rental property in Maryland that allegedly lacked the required rental license during the relevant period.
- Hunter Warfield Inc. either:
- attempted to collect rent from you, or
- sued you in a failure-to-pay-rent case regarding that property.
- The collection activity occurred within one year of the lawsuit being filed.
For this settlement, a household is defined as a unique leased rental unit.
Important: Only one $350 payment is available per eligible household, regardless of how many qualifying tenants lived there. If any member of an eligible household opts out, the entire household becomes ineligible for payment.
How much can you receive?
Eligible households will receive $350. According to the settlement, this payment will not be reduced by attorneys’ fees, administration costs, or service awards because those amounts are paid separately by Hunter Warfield.

How to file a claim?
You do not need to submit a claim form.
If you are identified as an eligible household based on Hunter Warfield’s records and the court-approved class list, the settlement administrator will mail your payment automatically after the settlement receives final approval and any appeals are resolved.
If you’ve moved since receiving your notice, you should update your mailing address with the settlement administrator so your check is sent to the correct address.
Checks must be cashed within 120 days of issuance.
