A new $1.99 million TCPA settlement is offering potential payments of $1,000–$2,000 to consumers who say they received unwanted advertising text messages from Colony Ridge Development d/b/a Terrenos Santa Fe. If your phone buzzed more than once with marketing texts between June 27, 2020 and May 7, 2025, this one might apply to you.
Below is everything you need to know — fast.
Why is there a lawsuit?
The lawsuit claims Colony Ridge sent non-emergency marketing texts promoting Terrenos Santa Fe without first getting consumers’ written consent, which is required under the Telephone Consumer Protection Act (TCPA).
The case is Eric Geaslin v. Colony Ridge Development, LLC, and it affects thousands of people nationwide whose numbers were on the National Do Not Call Registry.
Colony Ridge denies wrongdoing, but it agreed to settle to avoid the cost and uncertainty of further litigation.

The messages were sent between June 27, 2020 and May 7, 2025.
