Colony Ridge $1.99 Million Unwanted Text Message Settlement

A new $1.99 million TCPA settlement is offering potential payments of $1,000–$2,000 to consumers who say they received unwanted advertising text messages from Colony Ridge Development d/b/a Terrenos Santa Fe. Why is there a lawsuit?

The lawsuit claims Colony Ridge sent non-emergency marketing texts promoting Terrenos Santa Fe without first getting consumers’ written consent, which is required under the Telephone Consumer Protection Act (TCPA).

 

The case is Eric Geaslin v. Colony Ridge Development, LLC, and it affects thousands of people nationwide whose numbers were on the National Do Not Call Registry.

 

Colony Ridge denies wrongdoing, but it agreed to settle to avoid the cost and uncertainty of further litigation.

Who qualifies?

You may be included in the settlement if all of the following apply:

 

  • You received more than one text message within a 12-month period from Colony Ridge Development or its partners promoting Colony Ridge or Terrenos Santa Fe.

  • Your cell phone number was registered on the National Do Not Call Registry for at least 30 days before you received at least two of these texts.

  • The messages were sent between June 27, 2020 and May 7, 2025.

  • Your number appears in the Settlement Class Data identified by Colony Ridge.

 

Approximately 71,616 people are believed to be affected.

How much can people get?

Eligible class members will receive a pro rata cash payment from the $1,994,123 settlement fund.

  • Estimated payout: $1,000–$2,000 per person

  • Actual amount will depend on the number of valid claims filed.

 

Payments will be issued by check to the mailing address you include on your claim form.

How to File a Claim

You can file a claim online through the official settlement website or by mailing the completed form you may have received in the mail.

  • Your Notice ID number (from the postcard or email notice, if you received one)

  • The phone number that received the Colony Ridge text messages
